Burlington HVAC Services — 24/7 Heating, Cooling & Water Heater Experts

Burlington HVAC services from ZK Mechanical start closer to home than anywhere else we work: our shop is at 4145 North Service Road, on the north side of the QEW between Walkers Line and Appleby Line. That puts Millcroft, Orchard, Alton Village and Headon Forest a few minutes from the door, and Aldershot, Tyandaga and Roseland roughly 15 minutes west along the QEW or Plains Road. Burlington's housing runs in clear bands: 1920s–50s homes in Roseland and old Aldershot, 1960s–70s side-splits and bungalows in Tyandaga, Brant Hills and Mountainside, 1990s two-storeys in Millcroft and Headon Forest, and 2000s–2010s builder homes in Orchard and Alton Village. Each band fails in its own way, and Zobir has worked on all of them.

In the older streets south of the QEW we still find mid-efficiency furnaces venting into brick chimneys, cast-iron rads on tired boilers, and return ducts that were never sized for the central air someone added in the 1990s. Tyandaga and Mountainside side-splits usually run one long trunk across three half-levels, which is why the upper bedrooms bake in July while the family room stays cold in January. Millcroft and Headon Forest are on their second furnace and a first-generation 10 SEER condenser that is no longer worth a compressor or coil repair. In Orchard and Alton Village the builder-grade 2000s equipment is passing 15 years, and the original 40-gallon power-vent tanks are failing because nobody ever checked the anode rod.

Geography changes the job more in Burlington than in most of the GTA. Below the QEW, from Spencer Smith Park east to Burloak, homes sit in Lake Ontario's humidity, so summer dehumidification, condensate drainage and coil corrosion matter as much as cooling tonnage. North of Dundas Street the land climbs toward the Escarpment; Kilbride, Lowville and the rural concessions run colder, get more snow, and in places have no gas main, which turns the heating conversation toward propane or a cold-climate heat pump. Properties backing onto the QEW and 403 also collect road salt on the condenser fins, and we rinse those coils at every spring tune-up.

Gas in Burlington comes from Enbridge and electricity from Burlington Hydro, which does not run an equipment rebate of its own; heat pump and furnace incentives flow through the provincial Home Renovation Savings Program, and we file that paperwork after the install (details on our Ontario rebates page). Every gas connection is made by a TSSA-licensed technician, quotes are written before work starts, and there is no weekend or holiday surcharge on the 24/7 emergency line. Why ZK Mechanical in Burlington

The shop is on North Service Road

Our office and parts stock sit at 4145 North Service Road, just off the QEW at Appleby Line. Burlington is home ground for ZK Mechanical, not the far edge of a service map.

Lakeshore and Escarpment homes are sized differently

A Roseland bungalow in lake humidity and a Kilbride house exposed on the Escarpment do not get the same furnace or the same condenser. We run a heat-loss calculation on the actual house before quoting.

We know what fails in Millcroft, Orchard and Alton

Those subdivisions are reaching 15–25 years on original furnaces, 10–13 SEER condensers and power-vent water heaters. We tell you which one to replace now and which can safely run another season.

Burlington Hydro and Enbridge paperwork handled

Burlington Hydro has no separate equipment rebate, so Ontario's Home Renovation Savings Program is the route for heat pumps. We check the program page with you and submit the forms once the job is done.

Burlington communities we serve

Each has its own page — the housing stock, the weather quirks and how fast we get there.
